TERMS & CONDITIONS

The Contract is between the Holidaymaker and Mrs S A Stamp of Rusty Cottage (The Owner).

The Contract is valid upon receipt of the deposit. The Holidaymaker then becomes liable for the balance of the rent payable 8 weeks prior to the commencement of the holiday date.

The Holidaymaker is responsible for ensuring the booking will be deemed to be for the purpose of the guests named on the booking confirmation. The maximum number of guests allowed at the property is four and must not be exceeded.

The Owner reserves the right to refuse or revoke any bookings from parties which she believes are unsuitable for Rusty Cottage.

If your Contracted Booking is cancelled and if the property can be re-let for that period, any payment you have made will be refunded less a £50.00 administration charge. If we are unable to re-let Rusty Cottage for that period, you will remain liable for the full balance of the rent and there is no obligation to repay or forego any rent paid or unpaid.

We strongly recommend your booking is covered by Holiday Cancellation Insurance.

If for any reason it is necessary to make a change or cancel your booking, all monies paid by you will be fully refunded.

The Owner and/or any of their representatives can enter the cottage at any time. You will be given notice of this unless in an emergency situation.

You are obliged to keep the cottage and all furnishings and fittings in the same condition they are in at the start of your holiday. You are also responsible for leaving the cottage clean and tidy and any default of this will result in reimbursement to the Owner of any costs incurred in remedying any default.

You are also responsible for any damage to the cottage or its contents. Any breakages or damages should be repaired or replaced with an article of similar type or value. All breakages and damages should be reported to the owner.

Please keep all dogs under strict control at the cottage - they are not allowed on furniture or in the bedrooms and they must not be left unattended at anytime in the property. Please ensure any dog waste is bagged and cleared from the front or back areas before departure from the cottage.

Personal belongings including motor vehicles are at the risk of the holidaymaker at all times and no responsibility will be accepted for the loss or damage of such items.
